Whether the real estate experience was good or bad - it's important for
Clients to provide feedback in areas for my company and the "network"
in place to constantly improve the process. This CAN NOT happen without
an honest assessment from the real estate experience just completed. The
"reviews" below, were filled out privately and then notarized by the Title
Company during the closing process. We would like you to be in our
reviews as well.

This is a letter from a successful Loss Mitigation case:
---------------------------------------------------------------------------------------------
Billy,

Words cannot begin to express the gratitude I have for all of your hard
work in selling my home! After finding myself only days away from losing
my house through foreclosure, I had given up all hope that there was
anyway to save my credit and avoid the foreclosure! But, you never gave up
hope!

With only days to spare, you were able to stop the proceeding, negotiate a
"short sale" figure with the mortgage company and also find a buyer that
was ready to purchase my home and relieve me from this burden. At a time
in my life when I thought things couldn't get any worse, you were able to
take the "lemons" handed to me and turn them into the sweetest lemonade I
have ever tasted! Then to top it all off, when it came time for me to move
out of my home, you were there to help me load up and move into my new
home. I have never met someone that was so willing to invest their time,
energy, and efforts on behalf of another person.

I have been fortunate throughout my life to own 4 homes and I can honestly
say that I have never had a Real Estate Professional work as hard as you
did to sell my home.

On behalf of myself and my three boys, thank you for your tireless efforts
and I pray that your business will flourish and that you will continue to
reap the harvest of your hard work and selfless dedication!

Sincerely,
Jim Wilson

you through your first home buying experience. Please send me
a dozen friends just like you!
---------------------------------------------------------------------------------

In mid 2006 I decided to explore the possibility of purchasing my first
home.  Not knowing anything about the process I luckily found Billy.
He took a lot of time to educate me on the procedures I would face.
He then inventoried all of my needs and then he set out to find the home
I desired.  I faced a few unexpected, very frustrating road blocks.

Through it all Billy worked diligently on all facets of securing my home
and making sure I was comfortable and informed during each step.
He always made sure my investment was protected.  Billy is a true
professional and I thank him for all of his hard work and great attitude
every time we met.  I would have never gotten through the process
without him.

Billy, I will always be grateful to you for not giving up and I LOVE
my house.

I really appreciate Billy Waddell's help in the purchase of my first home. I found the process to be unpredictable and at times trying, but Billy guided me through the various steps of home buying. Many realtors may have the knowledge to get a client through a transaction, but I believe that Billy's personality and the way he conducts himself were the difference in his interactions with me.

Scheduling flexibility made my house hunting possible. As a physician, my hours are extremely unpredictable. Sometimes I have a day off during the week and at other times, I have only the weekend to look at houses. However, there was never a problem to find a workable time for the two of us to meet and view houses. This is despite the fact that his office was in South Arlington and we were usually looking at houses in Grapevine, Colleyville, and Hurst. At times, Billy even adjusted his scheduled weekly community events to meet me and was available early in the morning as well as the early evening after my workday was done.

He also looked out for my interests. Over the course of our home viewings, he helped me understand my likes/dislikes and then appropriately tailored our search.   There is an underlying suspicion that real estate agents might try to convince clients to buy more expensive homes in order to generate larger commissions, but this was not the case with Billy. As we developed the criteria for my potential home, we stayed true to them and he even initially suggested looking at smaller, less costly homes which might have met my needs.

Finally, Billy is just a good person. He's not afraid to express his beliefs and stand up for them and for himself. Because of this, I received an honest assessment of my situation through his eyes and the best course with which to proceed. I also witnessed his concern for other clients as he fielded their calls during our home viewing sessions. I often saw Billy take time out of his busy schedule to help others around him - other people looking for a home, his co-workers, and everyday people that he meets.

In summary, when I was looking for a realtor I was hoping for a person that could take me through the various steps. Not only did I find this, but also in Billy Waddell I found a person that truly cares about his clients.

To All Concerned:

We would like to thank Billy Waddell from the bottom of our hearts!!  He went ABOVE & BEYOND the call of duty to help us find us a new home. My husband obtained a head coach position with Martin High School and we only had one month to find a home. We had driven around the Arlington area for days trying to "play real estate agents" ourselves but only became frustrated!  We saw a real estate sign with Billy's name on it & we called him. Zach left a message for him & he promptly returned our call.

We gave him our information, preferred locations, school zones, size of home & prize range.  Within 15 minutes, he had a list of available houses. He met us late in the evening & showed us the house. The house was available July 1st but we weren't able to move until July 15th.  Billy understood our dilemma & used his knowledge & experience to negotiate our move-in date & amount to be paid. He assured us that he would work out everything to OUR advantage & for us not to worry! We did just that & needless to say, we were approved to move in on July 15th.

When we were relocating from Arkansas & Billy made sure our keys were available even with our late arrival. Upon entering our new home, we noticed a beautiful bouquet of flowers along with a card welcoming us to Arlington & the beginning of a new friendship.  We believe Billy was our "guardian angel!"  Billy's best character is his spirituality & genuine nature! We will seek Billy as our real estate agent for our next & future home purchase(s) in the DFW area.

Thank you again Billy and much success!!

Your friends Eternally,

Connie & Zach Burks
