      In the early 2000's when the market changed from a Seller's to Buyer's market, the National Association of Realtors published a report claiming EIGHTY-SEVEN % of all transaction were viewed to be unsatisfactory. Subsequent industry reports indicate the overwhelming cause was ~ the selection of family, friend, Church/Sunday School/Small Group members or other sphere of influences ~ to represent them in their real estate transactions. This problem would cease if prospective real estate buyers & sellers would be as selective as they would choosing other licensed professional such as Lawyer, CPA, Doctors & Dentists. Your acquaintance or friendship with a licensed real estate agent does not correlate to a satisfactory real estate transaction. Many friendship are strained to the breaking point from this reality and within a family ~ it's often worse.

     My business in the D/FW area averaged 41 Days On Market for residential sales, 89 Days on Market for REO/Foreclosures sale and an unparalleled 152 Days on Market for Short Sales. From my start in real estate in 2003 through 2009 this was the toughest real estate market since the Great Depression. Though focused on the listing side, my closings for the 6 years were equally divided between sellers & buyers with a unique program that benefited all parties. I've also worked with investors who purchased in bulk at deeply discounted prices; served those in default on their home loans to stay in their homes by negotiating with the Loss Mitigation department with major bank - Fannie Mae & large lenders; and sold REO foreclosure assets.

Additionally, I was an Analyst  (Appraiser II) for Fannie Mae for three years - in their 90 member Valuation Department (only one NOT a licensed Appraiser), Credit Division establishing values for Deed-in-Lieu, HAMP's Loss Mitigation options, Bid Instructions for Foreclosure proceedings (both judicial & non-judicial), Short Sales and assets owned in Fannie Mae’s REO portfolio and was an Asset Manager handling the Bank of America REO  portfolio with CoreLogic. I have a background in mortgage origination with BBVA Compass here in Bell County and would challenge any Realtor in the US to compare levels of experience and proven successes.
