In the early 2000's the REAL ESTATE market changed from a Seller's to Buyer's market. During that transition, the National Association of Realtors published a report claiming EIGHTY-SEVEN % of all transaction were viewed to be unsatisfactory. Subsequent industry reports indicate the overwhelming cause was the selection of family, friend, Church/Sunday School/Small Group members or other sphere of influences ~ to represent them in their real estate transactions. I wrote and had published three articles in the D/FW area Fort Worth Star Telegram's Mansfield News-Mirror (SEE BELOW) to help my community understand the questions to ask every real estate agents & Realtors vying to represent YOUR best interests. The goal I accomplished was ~ raised awareness of what Real Estate Customers should expect if they are to be a satisfied Client.
The accuracy of my Comparative Market Analysis and superior Internet presence ~ allowed me averaged 41 Days On Market for residential sales (only 1 below the subdivision's Ave Price/SF), 8 properties under contract the FIRST DAY on the market and another 4 the first weekend (all closed). The other areas of my business included: REO/Foreclosures through two outsourcing vendor that averaged 89 Days on Market and an unparalleled 152 Days on Market for Short Sales. These closed transaction statistics came between 2003 through 2009 ~ the toughest real estate market since the Great Depression. Though focused on the listing side ~ closed sales for the 6 years were equally divided between sellers & buyers with a unique program that benefited all parties.
In addition to various residential real estate sellers & buyers, I had a network of Investors who purchased in bulk at deeply discounted prices and was certified in Loss Mitigation to serve those in default to stay in their homes. My skills in negotiating with the Loss Mitigation department with major bank, Fannie Mae & large mortgage lenders only failed 2 times and the homeowners moved out of a FHA home for fear of foreclosure against my advise.
